Daniel Odabashian

Principal

Dan’s educational background, holding a B.S. in Finance and Accounting from NYU’s Stern School of Business, along with his entrepreneurial spirit naturally drew him into real estate investment. For the last decade, Dan has engaged in many different facets of the industry including personal investment, property management, construction/development and sales, all of which have created a unique skill set enabling him to comprehend, manage and advise on all aspects of a real estate investment. His portfolio of assets under management ranges from smaller multi-unit investment properties to substantial adaptive reuse development projects, most notably a $15 million historic renovation of an old brewery into a 75-unit luxury apartment community. Dan and his company New Scotland Management (the management division of New Scotland Development Companies) manages upwards of 350 units.

Samantha Curry

Principal

Sam has experience in a diverse range of entrepreneurial environments, ranging from helping well-accredited and respected businesspeople create their own consultancies to a high-growth manufacturing company in the fire and safety industry. Early success investing in equities allowed her to grow a real estate portfolio that enabled her to shift gears into the real estate asset platform. Ever since, she has fully immersed herself in every aspect of real estate investment and is a landlord of her own properties in Albany where she assists and advises other investors in beginning or growing and managing their property portfolios. She has successfully completed her own flip projects as well as managed them for her clientele.

Brendan Dal Col

Prior to joining New Scotland Development, Brendan was an Associate Director at Ariel Property Advisors, a middle-market New York City focused real estate investment sales firm. He covered the Bedford-Stuyvesant neighborhood with a focus on multifamily, mixed-use, and development properties. Before Ariel Property Advisors, Brendan was an acquisitions analyst at Conrad Investment Management. He was the head analyst on a team that led the company to its first acquisition of a $53.5 million 2-property 390-unit affordable housing portfolio. His responsibilities included creating the models the company used for acquisitions and developments, sourcing opportunities, creating marketing materials for potential investors, and leading market research. Brendan started his career in real estate with WB Property Group, a third-generation family-owned developer based out of Soho. Brendan graduated from NYU’s Schack Institute of Real Estate where he received his Master’s in Real Estate Finance & Investment. He received his undergraduate degree in Economics & Finance from Bentley University.

Carl Holmes

Carl Holmes

Field Operations Director

Carl started with NSD as employee #1 in 2018 and is an integral part of the management team. He heads up field operations overseeing a crew of maintenance associates that is responsible for turnovers of 500+ units amongst many other management oriented tasks. Throughout his time with the company he has contributed greatly to growth, helping to create and enforce processes and strategies that have led to quality property management for both tenants and landlords alike. Carl’s bootstrap background has prepared him well for the property management field, where the ability to problem solve and make quick decisions are key. An Albany native since 2005, Carl initially came to the Capital Region to attend UAlbany where he received a degree in Communications and hasn’t left since. During this time, he also power-lifted and conducted MMA training. After about 8 years working in event security throughout college and after, he shifted to working for a general contracting company that did everything from basement finish work, to decks, to custom bars. This knowledge has proved extremely valuable and useful in his day to day as he assesses apartment and building conditions and makes plans for what needs to occur to maximize value. Like many of us at the company, he’s a dog lover, his favorite breed is Pitbulls. Carl leads by example at the company, not through micromanagement, and is continuously building and improving a successful team for the future.

Sarah has been a longtime resident/contributor of the town of Duanesburg for over 30 years and has had her real estate license since 2005. She got her start in commercial leasing and development and enjoys working with homebuyers and investors alike. A real estate investor herself, she enjoys playing the same game with different perspectives and angles.

It is obvious to anyone who meets Sarah that she is passionate about helping others and loves to make a difference in her community. She is a firm believer that education is the key to success and encourages her clients to invest in themselves and their future through the real estate platform. She especially appreciates the number of tax shelters that the real estate asset class can provide.

She is committed to being a lifelong learner and advocate for women in real estate and does so through constant collaboration with other professionals and a strong networking ethic. Sarah has learned through experience that working together can create greater results for everyone involved, whereas many in the real estate industry are scared to share knowledge and can have a scarcity mentality, Sarah takes the opposite approach. She takes great pride in setting up clients with a strong team around them to help them be successful in their real estate purchases and beyond.

In her free time, she loves to spend time with her family and gardening on her 12 acre property where she raises chickens. She is an avid learner and is always looking for ways to improve her skills and knowledge. Sarah knows that one of the most important parts about real estate investing, is investing in yourself. She has attended the Limitless conference in different states, and in 2023 she plans to go to the Bigger Pockets and InvestHER conference in Scottsdale Arizona.

Anna Barry

Anna has been living in Delanson for 28 years, and loves it there. Anna and her husband have 10 acres of land to take care of and enjoy the companionship of their big German Shepherd, Buddy. Anna has had a long successful career in sales, most recently working at the Polish Community Center as the banquet staff manager coordinating events and the like. Prior to that she spent 8 years working for Kay Jewelers as their assistant manager then store manager. She is a first generation Polish immigrant and moved to the Capital Region when she was 5 so she can appreciate firsthand the true value a new home can provide and how much it can change a family’s lives and perspectives. Anna has always loved working with people and getting to know them, understanding their likes and dislikes, and has a talent of helping them make the best match possible. In her off time, she enjoys spending time with her family and grandchildren and participating in outdoor activities with them.

Sarah Anthony

Sarah Anthony is a top producing salesperson out of more than 300 realtors in the Capital Region. Licensed in 2018, she was top 3% in 2020, and has been in the top 5% ever since. Sarah also knows investment properties as a landlord herself owning and operating several buildings in Troy.

Sarah went to Ithaca for undergraduate studies and then to Syracuse University for graduate work in chemistry, which launched her into pharmaceutical sales for a half decade. She transitioned to real estate because she fell in love with the process as her and her husband bought and sold properties throughout the year. They have completely restored a historic 1860 Queen Victorian.

In her free time she reads, does projects at her house, cooks, and hangs out with her Australian Shepard Maura and cat Drax. She also makes homemade cookies every year for Christmas that certain lucky individuals get to receive!
